Approval status

Ask which authority approves the society — CDA in Islamabad, RDA in Rawalpindi, LDA in Lahore — and whether the NOC covers the specific block you are buying in, not just the parent scheme.

Plot units

Land is sold in marla and kanal. One kanal is 20 marla (about 505 sq yd); 5 marla is roughly 125 sq yd. Corner, park-facing and boulevard plots carry a premium of their own.

Total cost, not the price tag

Budget for advance income tax at transfer, provincial stamp duty and registration, development charges, and possession or utility charges billed later by the society.

File vs. balloted plot

A file is an allocation before a plot number is issued; it is cheaper and more liquid but carries development risk. A balloted, possession-ready plot costs more and is safer if you intend to build.
